The company has focused its developments in the State of Florida where it is headquartered. From its headquarters in Miami, the company is actively evaluating new development and redevelopment opportunities of hotels, shopping centers, Assisted and Independent Living Facilities and warehouses.
The company recently acquired the Ramada Inn Miami Airport North and the Days Inn Westland Mall, both in Hialeah, Florida. The Ramada contains 171 rooms and the Days Inn contains 83 rooms. Sabra has established a relationship with Wyndham Hotels and has signed an agreement to continue to have these hotels operate as a Ramada and Days Inn. The company is currently undertaking a renovation of the two hotels with a total project cost of $22 million. Upon completion of the renovation and upon reaching stabilized occupancy, the estimated value of the two hotels combined will exceed $40 million.
At the Ramada, plans call for all of the rooms to be completely remodeled and extended by closing in the balconies, the banquet and restaurant facilities to be modernized and enlarged, a new main lobby and entrance to be built, a new business center and convenience store to be added, the pool to be redeveloped and all of the customer amenities to be updated.
At the Days Inn, the rooms will also be completely remodeled, an enlarged main lobby and entrance will be built and all of the customer amenities will be updated. Once completed in late 2008, these two hotels will become a show piece for the City of Hialeah, which is located in the heart of Miami, FL.
Other projects that are currently underway are the redevelopment of a Senior Residence Facility in Hollywood, FL in to a combination of an Assisted and Independent Living Facility. With a total project cost of over $15 million this facility will contain 163 units and all of the modern amenities found in today’s ALFs and ILFs once we complete a total renovation and construction of a new entrance.
Another ILF project underway is a $30 million development in Tequesta, FL. This development includes 2 buildings totaling 160 units and will be strictly geared toward the Independent Living demographic. These facilities will be developed with the upscale tenant in mind. Amenities will include a massage room, weight room, meditation room, beauty salon with manicure and pedicure stations, a café separate from the dining hall, a private dining room for parties and a pool.
David Dardashti – President
Mr. Dardashti’s experience is in packaging real estate investments from land acquisition to obtaining zoning, engineering, architectural drawings, obtaining anchor tenants and management. He also has diversified experience in finance, appraisals and sales. His development experience includes ground up development of shopping centers and office buildings to acquisitions and renovations of these facilities along with hotels. He has worked with local governments to build infrastructure, roadways and interchanges leading to his and other’s properties. During the development of the 250 acres of beach front property, Mr. Dardashti worked not only with local government agencies to facilitate this development but also Federal and State agencies as well. This lead to his appointment to serve in the State of Florida on the Governor’s Advisory Board on Environmental Affairs. Mr. Dardashti has held his Real Estate Broker’s License in the State of Florida since 1978. He has worked with such national companies as Wal-Mart, Walgreens, Home Depot, Mobile Oil, Texaco, Sam’s Club, Publix Supermarket and Winn Dixie.
Mr. Dardashti has been in the real estate development industry for 25 years. He received his Bachelor’s Degree from Florida Atlantic University.
Dr. Stephen L. Brenner – Chief Operating Officer
Dr. Brenner is a renowned Orthopedic Surgeon who has been practicing medicine for over 20 years and is licensed to practice medicine in the states of New York, New Jersey and Florida. He has been an owner/operator of Assisted Living facilities since 2003. Dr. Brenner’s main focus is on developing the company’s interest in the Assisted Living industry. He is developing the company’s strategic direction and focus as we further expand in to this increasing area of development.
In addition to his surgical background, Dr. Brenner started and ran a multi-state physical therapy company for 20 years before selling it to nationally run Health South Corporation. He also built and operated an ambulatory surgical center and owned a durable medical equipment company for 25 years. In 1980, Dr. Brenner formed and developed a multi-specialty orthopedic practice with 4 offices in two states and employed over 100 people. In 1989, Dr. Brenner was appointed Director and Chairman of the Orthopedic Department at Kennedy Memorial Hospital in New York. He also served for 12 years on the Board of Directors for Passaic Valley Hospital in New Jersey. In addition, in the State of New Jersey, Dr. Brenner was appointed by then Governor Kean to serve on the State Council for Health and Sport.
Jeremy Goldberg – Senior Vice President of Development
Mr. Goldberg is an honors graduate from Babson College with a double major in Finance and Entrepreneurship and a minor in Economics. He is a third generation developer with over 10 years of experience in the finance and real estate industry. He spent several years working in Boston, Massachusetts working on both the US and International markets before relocating to Florida. He has a great deal of experience in all aspects of real estate and mainly specializes in acquisition analysis and real estate financing. Before joining Sabra he was the acquisitions director for Sky Development, Inc and Skyrise Development Group, Inc. These were relative start-up companies that grew to do hundreds of millions in acquisitions per year under his watch. In the past five years Mr. Goldberg has personally worked on over $500 million worth of projects.
Ira Fratrik – Vice President of Research & Asset Management
Mr. Fratrik recently joined the company after spending over 21 years with Simon Property Group, the nation’s largest publicly traded retail real estate investment trust. Mr. Fratrik has a diverse background in site analysis, leasing and property management. He has worked on such projects as the 4.2 million square foot Mall of America in Minneapolis, Minnesota the nation’s largest mixed-use development, Circle Center Mall in downtown Indianapolis, Indiana and Manhattan Mall in New York, New York. Most recently he leased and managed a 1.1 million square foot mall in Palm Beach County Florida. He received his degree in Economics from Indiana University.
Mordechai Ailos – Vice President of Construction
Mr. Ailos worked his way up through the construction trades. He has been in the construction industry for over 20 years and has held his General Contractor’s license for nearly 10 years. He has worked on many diverse jobs from high end residential construction to retail store construction to restaurant build outs and hotel construction. His background includes ground up development such as Extended Stay Hotels and multiple Stor-All facilities to complete renovations like a government office building estimated at $50 million and a community center with a renovation value of $30 million. Mr. Ailos has done construction for companies like Simon Property Group, Stor-All, Bebe, Polo Tropical and Lucky Brand Jeans.
